Student Housing Near University of Nairobi

The University of Nairobi (UoN) is Kenya's oldest and most prestigious university, with its main campus in the heart of the city. Like most Kenyan universities, UoN cannot accommodate all students in its hostels, pushing many to find off-campus housing. This guide covers the best areas, realistic prices, and practical advice for students navigating Nairobi's rental market.

UoN Campus Locations

The University of Nairobi has multiple campuses across the city:

  • Main Campus — University Way, central Nairobi
  • Chiromo Campus — Chiromo Road (Science faculties)
  • Upper Kabete Campus — Kabete (Agriculture faculty)
  • Parklands Campus — Parklands (Business school)
  • Kikuyu Campus — Kikuyu town (Education faculty)

Most students attend the Main Campus or Chiromo, so this guide focuses on areas near those two.

Best Areas for Main Campus Students

Downtown / CBD — Walking Distance

Rent range: KES 8,000 – 20,000 (bedsitter/1-BR)

Distance: 0–2 km (walking)

Some students choose to live in the CBD itself. Ronald Ngala Street, Tom Mboya Street, and River Road areas have affordable bedsitters in older buildings. The advantage is zero transport costs. The disadvantages are noise, security concerns (especially at night), and generally lower-quality housing.

Tip: If you choose CBD housing, look for buildings with 24-hour security. Avoid ground-floor units for safety.

South B

Rent range: KES 8,000 – 18,000 (bedsitter/1-BR)

Distance: 4–6 km (matatu: 20–30 min)

South B is one of the best value options for UoN students. It is affordable, has good infrastructure, and matatu routes to the city center are frequent. The residential character is a nice change from the campus area.

Eastleigh

Rent range: KES 6,000 – 12,000 (bedsitter/1-BR)

Distance: 3–5 km (matatu: 15–25 min)

Very affordable housing is available in Eastleigh, though the area can be overwhelming for newcomers. It is busy, noisy, and densely populated but extremely well-connected and has affordable everything — food, clothing, electronics.

Ngara / Pangani

Rent range: KES 8,000 – 15,000 (bedsitter/1-BR)

Distance: 2–4 km (walking or short matatu ride)

These areas north of the CBD offer a good balance of proximity and affordability. Some newer apartments have been built alongside older housing stock. Good for students who want to walk or take short rides to campus.

Hurlingham / Kilimani (Shared)

Rent range: KES 12,000 – 25,000 per person (sharing 2–3 BR)

Distance: 3–5 km

If you can find roommates, sharing an apartment in Hurlingham or Kilimani gives you access to a much nicer neighborhood. Two or three students splitting a two-bedroom apartment can each pay KES 15,000–20,000 for a comfortable, safe, and well-located setup.

Best Areas for Chiromo Campus Students

Chiromo Campus is along Chiromo Road near Westlands. Students here benefit from:

Parklands

Rent range: KES 10,000 – 20,000 (bedsitter/1-BR)

Distance: 1–3 km from Chiromo

Parklands is a diverse neighborhood with good infrastructure and multiple options for student housing. The UoN Parklands campus is here too, making it convenient for business students.

Westlands (Shared)

Rent range: KES 12,000 – 20,000 per person (sharing)

Distance: 1–2 km from Chiromo

Sharing in Westlands puts you close to campus with excellent amenities and social options. The premium is worth it for some students.

Student Budget Breakdown (Monthly)

Here is a realistic monthly budget for a UoN student living off-campus:

Rent (bedsitter/shared)6,000 – 15,000 KES
Food6,000 – 10,000 KES
Transport2,000 – 4,000 KES
Internet (data)1,000 – 2,000 KES

Practical Tips for Student Renters

Finding Housing

  1. 1Start early — begin searching 2–3 weeks before semester starts
  2. 2Check university notice boards — physical and digital boards list housing options
  3. 3Join student groups — UoN has active WhatsApp and Facebook groups for housing
  4. 4Use Makazisearch affordable Nairobi listings filtered by your budget
  5. 5Ask senior students — they know which areas and landlords are reliable

Before Signing

  1. 6Visit in person — never send money without seeing the room
  2. 7Check water and electricity — turn on taps, check sockets, flush the toilet
  3. 8Inspect security — locks, windows, building access, neighborhood lighting
  4. 9Read the lease — understand payment terms, notice period, and deposit conditions
  5. 10Get a receipt — for every payment, insist on a written receipt or use M-Pesa

Safety Tips

  1. 11Know your neighbors — introduce yourself; they can be your first line of support
  2. 12Keep a low profile — do not display expensive items (laptops, phones) publicly
  3. 13Walk in groups after dark, especially near the CBD
  4. 14Save emergency numbers — campus security, local police, trusted contacts
  5. 15Trust your instincts — if a place or person feels wrong, walk away
  6. 16Lock up — always lock your door, even when stepping out briefly

Managing Costs

  1. 17Cook at home — eating out adds up fast; invest in basic cooking supplies
  2. 18Share internet — split a WiFi router with neighbors
  3. 19Use student discounts — many services offer student pricing
  4. 20Walk when possible — saves matatu fare for short distances
  5. 21Buy in bulk — rice, beans, and cooking oil are cheaper in bulk at Marikiti or Gikomba
